Done Thing to Fix - from the Tenants Notes / Status

Small crack in living room window Rick called Peter Roesler, who will fix it.  
The oven/stove--the oven is 100 degrees too hot, 2 of the burners on the right only stay on high heat, ie can't adjust them. DONE: Rick called Garold Leazer and Leazer's Appliance 641-472-3359 to have him take a look at it to fix it  April 15th-16th

Parts were ordered (expected to arrive April 30), about $200 installed.

Mr. Leazer finished it and sent the invoice to Rick

The a/c unit is 24" x 15". Scott bought one for his condo when he moved in--I'll try to find out what kind he got as he said it worked well for the size of these condos. Ron said there is a "tonnage" size to go by, but he can't find it on the unit in here.


 

DONE: Purchased top air conditioner available from Walmart.  Quiet, 18000 BTU, with digital remote control, 3 year warranty, by Haier

Peter Roesler (641-919-2650) arranged to put the air conditioner in, with the same professional manner he did for Scott Walker

Peter finished the new Air Conditioner installation on Monday April 19
Final touches to make sure materials are green

Automatic Garage Door opener (optional.  Door works fine, but Rick agrees to pay for it, if sale moves along quickly.)

The washer doesn't spin all the water out of the clothes, functional but not efficient, so the dryer has to run for a long time to dry the clothes. DONE: The air vent is clogged

So this should fix it.

We ran the dishwasher a couple of times and a little water stays in it after the cycle is completed, ie it doesn't seem to drain completely. I think this is a new thing, or we just noticed it. Haven't used it since the Holidays... DONE: It seems ok
The toilet runs for a few seconds every once in a while, like it is filling up after some water has leaked out. DONE: Just needed a new flapper, from Walmart

You might want to measure the kitchen/bathroom floor as it will need to be done eventually...Green Building Supply has Marmoleum. Floor is fully functional, and can be covered with carpet, or new tiles.  Personal taste issue.
